Comox sits at the northern end of the Comox Valley on Vancouver Island, drawing buyers who want small-town livability without giving up access to good services, outdoor recreation, and a real sense of community. Homes for sale in Comox range from modest ranchers near the estuary to newer builds on the edge of town, and the market moves steadily because demand from retirees, military families, and remote workers has stayed consistent. Clever Savage Group works this market closely and understands the nuances between Comox proper and the surrounding areas that often get lumped together by outside buyers.
The best homes move fast. See them first.
The bulk of Comox's housing stock was built between the 1970s and early 2000s, so buyers will find a lot of split-levels, ranchers, and modest two-storey homes on established lots with mature trees. Detached homes in Comox typically start around $650,000 for older properties needing updates and climb past $1.2 million for newer construction or homes with ocean or mountain views. Townhomes and half-duplexes fill the $500,000 to $750,000 range and appeal strongly to downsizers and first-time buyers priced out of the detached market. Acreage properties exist on the fringes but are more common in Courtenay or Cumberland, so buyers specifically looking for land usually need to expand their search area.
The older village area near the marina and Filberg Heritage Lodge has some of Comox's most walkable blocks. Homes here tend to be older bungalows and character houses sitting on generous lots. Prices have climbed as buyers recognize the walkability and proximity to the water, and turnover is low because owners tend to stay once they're in.
Crown Isle is the most recognizable planned community in Comox, built around a golf course with a mix of single-family homes, patio homes, and townhouses. Construction quality is generally higher than the older stock in town and the streetscapes are well-maintained. Expect to pay a premium here — detached homes routinely sit above $900,000 and newer builds push well past $1 million.
This mid-town area offers more affordable entry points into the Comox market. Homes are mostly from the 1980s and 1990s, practical in layout, and close to elementary schools. Families with kids in K–12 gravitate here for the proximity to Highland Secondary and Puntledge Elementary without the Crown Isle price tag.
Comox is genuinely easy to live in. The town has its own grocery stores, medical offices, and services so daily errands don't require crossing into Courtenay, though the two communities flow together and most residents move between them freely. The Comox Valley Airport offers direct flights to Vancouver, Calgary, and Edmonton, which matters for buyers who travel regularly or split time between the Island and the mainland. The estuary trail system, Kin Beach, and quick access to Mount Washington for winter skiing give residents real recreational variety without long drives. CFB Comox also employs a significant portion of the local population, which contributes to stable housing demand year-round.
Buyers relocating from larger markets often underestimate how quickly well-priced homes for sale in Comox move, particularly in Crown Isle and the village core. Clever Savage Group brings direct knowledge of local inventory patterns, builder reputations, and the strata considerations that come with townhome purchases in this market — context that matters when making offers in a competitive situation.
